The site is identified within Bath & North East Somerset’s Placemaking Policy SB4 – Bath Quays North & Bath College. This states the following: ‘The redevelopment of this site is the Council’s flagship regeneration project; it will be an area that will be transformed into the city’s main business location, and will help to redefine the city’s economic profile’.

The adopted policy is expected to deliver the following:

  • Around 30,000m2 (GIA) of new floorspace which will contribute towards delivering the city’s need for additional employment, floorspace and residential uses in particular.
  • A minimum of 20,000m2 gross of office floorspace across the allocated site.
  • A minimum of 70 residential units.

  • Other complementary uses such as retailing (A1, A3 and A4), and below ground car parking “will in principle be supported subject to their positive response to other relevant policies within the development plan”.

The site is within the Bath Enterprise Zone (2017) and is a key site identified in the Bath City Riverside Enterprise Area Masterplan (2014).

It is located within the riverside site of Bath Quays which includes Bath Quays South (planning permission consented in 2017 for 9,000m2 of office and creative workspace) and Bath Quays Bridge.

Planning permission has been granted for the ongoing flood alleviation, Bath Quays Bridge and highway work.

The Council is progressing an outline planning application for Bath Quays North.
